When a vendor leaves fixtures and fittings (e.g. light switches) should they leave the original light switches or can they be swapped for alternative ones?
When a vendor leaves fixtures and fittings (e.g. light switches) do they have to leave the same light switches as were there when the purchaser viewed, or can they be swapped for alternative ones?
In practical terms one would expect the fixtures and fittings to remain in place as you viewed the property but, having said that, you should rely on the Fittings & Contents Form that would have no doubt been produced during the course of the purchase, which would have clearly stated which items were to be left, taken or if being taken how much the Sellers would be willing to sell them for.
Depending on which form was used, the form would normally state that if fixtures and fittings are to be removed, then the Seller must make good any damage caused. It would also state that if light fittings are to be removed, it is assumed that they will be replaced by ceiling rose and socket, flex, bulb holder and bulb.
